Summer in Missoula is in full swing, and July is easily one of the best months to be a local. Between concerts under the stars, small-town celebrations, and a housing market that's shifting in buyers' and sellers' favor, there's a lot to keep an eye on this month. Whether you're a longtime Missoula native or just found your way to the Garden City, here's everything happening in July — plus what's really going on with Missoula home prices right now.

🏡 Missoula Real Estate Market Update — Summer 2026
If you're thinking about buying or selling in Missoula this summer, here's where things stand right now.
Home prices are holding steady. Missoula's median home sale price has been running in the $530,000–$550,000 range over the past few months, a modest increase compared to last year. That's a change from the sharper price growth Missoula saw during the pandemic years — the market has settled into something closer to normal.
Homes are taking a bit longer to sell. Days on market have crept up compared to last year, with many homes now taking around two months (and some considerably longer) to find a buyer. That's good news for buyers who've felt rushed in past years — you have more breathing room to make a confident decision.
Inventory is improving. More homes are hitting the market than we've seen in recent years, giving buyers more options and a little more negotiating power than during the tightest years of the market. That said, homes in the lower price bands are still in short supply, which continues to be a challenge for first-time buyers and anyone working with a tighter budget.
Sales activity is up. More homes actually sold in Missoula this spring compared to last year, which tells us buyers are out there and deals are getting done — even with mortgage rates still sitting in the 6%–7% range.
What this means for you:
- Buyers: You have more inventory and more time to make decisions than you did a couple of years ago. It's still a competitive market for well-priced, move-in-ready homes, but you're no longer forced into rushed, over-asking offers on everything.
- Sellers: Pricing your home accurately from day one matters more than ever. With more competition on the market, homes that are priced right and show well are still moving — but overpriced listings are sitting.
- Everyone: Missoula continues to be a desirable place to put down roots, thanks to the University of Montana, a strong healthcare sector, and the quality of life that keeps people here for good. Long-term, the fundamentals remain solid.
